Duties:
- Provide strategic leadership and direction for the construction department, overseeing all new-store development, renovations, and facility maintenance, travel onsite to check on progress of construction and address any issues or questions.
- Establish and enforce construction standards by reviewing architectural, engineering, and shop drawings to ensure compliance with company requirements, operational functionality, and code regulations prior to execution.
- Identify design inconsistencies, constructability issues, and operational risks early, and coordinate corrective actions with architects, engineers, and internal stakeholders.
- Travel to sites to conduct site surveys to determine if the space is viable for the business model being planned.
- Lead, mentor, and develop the construction team, fostering a culture of accountability, collaboration, and continuous improvement.
- Oversee the construction team’s delegation of repair requests from the stores.
- Develop realistic and achievable project schedules based on scope, constraints, and resource availability, aligning with company opening targets and business priorities.
- Coordinate with internal departments (operations, F&B, licensing, etc.) and external partners to ensure schedules reflect actual execution conditions.
- Monitor and control project schedules to ensure timely completion, proactively identifying delays, risks, and bottlenecks, and implementing corrective actions to maintain project timelines.
- Establish clear milestones and accountability frameworks for contractors and internal teams to drive schedule adherence.
- Negotiate and manage key contracts while balancing company interests and building long-term partnerships.
- Serve as the primary executive liaison with contractors and vendors, consolidating cross departmental feedback and ensuring alignment with company priorities.
- Review and approve contracts with various contractors.
- Report regularly to executive leadership on project performance, risks, and strategic recommendations.
- Find ways to improve and/or refine the current processes of procurement and/or development.
- Stay mindful of new trends to the involved industries for new opportunities and methods.
Requirements
- 4-year college degree in construction management or business management preferred but not required.
- 10+ years of experience in construction or facilities management, with at least 3 years in a leadership role.
- A proven track record of delivering large-scale, multi-site projects on time and on budget.
- Ability to read, analyze and interpret general business periodicals, as well as company guidelines and procedures.
- Ability to effectively prepare and communicate routine documents and action plans to Executives.
- Japanese and Spanish will be advantageous in completing core tasks.
- Strong ability to review and interpret architectural, structural, and MEP drawings to ensure compliance with company standards and regulatory requirements
- Ability to identify design inconsistencies, constructability issues, and operational risks prior to construction
- Solid understanding of construction methods, sequencing, and coordination across trades
- Ability to develop realistic, achievable project schedules based on scope, constraints, and resource availability
- Create and maintain expense budget for all stores.
- Flexibly adjust the forecast based on the track record and hypotheses.
- Strong understanding of construction sequencing, critical path (CPM), and milestone planning
- Capability to align project schedules with business timelines (store opening targets, phasing strategies, etc.)
- Proven ability to monitor and control project schedules to ensure on-time delivery
- Strong time management skills to handle multiple projects simultaneously while maintaining priorities
- Ability to identify delays, risks, and bottlenecks early and implement corrective actions
- Ability to establish and enforce construction standards and design guidelines across multiple projects
- Strong attention to detail with a focus on consistency, quality, and operational functionality
- Experience implementing review workflows and quality assurance processes
- Strong leadership skills to manage and develop construction teams and cross-functional stakeholders
- Ability to drive accountability and performance across internal teams and external partners
- Excellent communication skills to coordinate between architects, engineers, contractors, and executives
- Ability to clearly communicate project requirements, risks, and expectations to both technical and nontechnical stakeholders
